Master Planned Communities
Holme Roberts & Owen LLP (HRO) has an extensive real estate practice with more than 30 lawyers having direct legal expertise in master planned communities.
Each HRO community is unique. The amenities and composition of each master planned community varies, but many have recreational features including golf, tennis, swimming pools, boating facilities, fishing ponds and lagoons, fitness and wellness centers, health spas, nature trails, equestrian facilities, casinos, and restaurants. The housing has also varied greatly depending upon the site, but could include a vast price range of all residence options such as homesites, condominiums, villas, townhomes and single-family homes.
Some of our communities are gated, some are age-restricted, and some are mixed use. Some are large communities featuring homes constructed by several different builders in a wide variety of price ranges. Many have golf, resort and lodging aspects, some have commercial office space and retails aspects. HRO attorneys form home owner associations and sub-associations and draft all of their formation and operations documents. We plan for and execute the transition from declarant to owner and member control of the association and recreational facilities.

- The Parklands
Location: Aurora, CO
Size: 14,000 units plus 185 acres of commercial; $320 million dev. cost; 3000 acres
Composition: Single family detached, multi-family, commercial with town center
Client: Lee Alpert & Co.
Years Developed: 2002-present
Overview: Land use, subdivision, development and sale of a 30 year build-out project, with amenities including a future light rail stop.
- The Farm at Arapahoe County
Location: Arapahoe County, Colorado
Size: 1,600 residential units, 640 acres
Composition: Single family detached
Client: The Farm Development Company
Years Developed: 1995-2005
Overview: Land use, subdivision, documentation (CCR's, etc.), development and sale, as well as home owners association. Amenities include pool and recreational center, park system, tennis center, schools, and country clubs.
- LA Live!
Location: Los Angeles, CA
Size: 27 acres, $2.5 billion
Composition: Mixed use: 5,600,000 square feet of apartments, ballrooms, bars, concert theaters, restaurants, movie theaters and a 54 story hotel and condominium tower
Client: Anschutz Entertainment Group
Overview: This is a redevelopment project surrounding STAPLES Center in downtown LA. HRO has worked extensively with local counsel regarding the property acquisition, strategy, entitlements, development and overall structuring of the community.
- Rancho El Dorado
Location: Maricopa County, AZ
Size: 14,000 homes and 4 million square feet of commercial space, plus large recreational complex including golf course; 8800 acres
Composition: Mixed-ue
Client: DMB Associates
Overview: Acquisition and sale of super-pads for major home builder. Work involved not only the documentation of the acquisition and sale but also agreements for construction of infrastructure improvements and title and survey due diligence.
- Granby Ranch
Location: Granby, CO
Size: 5,000 acres, zoned for 4,300 residential units and 1.3 million square feet of commercial
Composition: Mixed-use
Client: Sol Vista, Inc.
Overview: Master documentation and planning of a build out of community development, including home owner charges similar to assessment of real property taxes. Sol Vista, the developers of Granby Ranch also produced additional MPCs including Cordillera in Vail, Colorado, Catamount in Steamboat Springs, Colorado and Mayacama in Sonoma, California. Granby Ranch has destination activities and amenities including golf, ski area, hiking, biking, trail systems, equestrian, fishing, boating, camping, four-wheeling, as well as restaurants, hot springs, museums, movie theaters, spa facilities, medical centers, and shopping. Close proximity and direct access to Rocky Mountain National Park.
- Beaver Creek
Location: Eagle County, CO
Size: 2,197 housing units, 2,000 acres, 300,000 square feet of commercial and retail space
Composition: Mixed-use
Client: Beaver Creek Group/Vail Resorts
Overview: Master documentation and planning of a 20 year build out of three village development, including home owner charges similar to assessment of real property taxes. Beaver Creek, Batchelor Gulch and Arrowhead contain different community elements with destination hotel, airport, equestrian facilities, golf, ski area, hiking, tennis, trail systems, as well as restaurants, spa facilities, medical centers, and shopping.
- Palm Desert Country Club
Location: Palm Desert, CA
Amenities: Golf Course, Club House and Surrounding Single Family Homes
Client: PDCC Development; Larry Kosmont
Overview: Represented developer with respect to acquisition and financing of golf course to be redeveloped.
- The Canyons
Location: Douglas County, CO
Size: 1,533 units, 3,500 acres
Composition: Residential with recreational and park facilities
Client: Lee Alpert & Co.
Overview: Currently in planning phase. Planned are an equestrian trailhead, a 473-acre preserve along I-25, as well as a regional park and several smaller local and neighborhood parks. An extensive trails network will connect these open spaces as well as regional trails.
- Livingston Ranch
Location: Yuma County, AZ
Size: 250 units Phase I; 25 unites Phase I-E, 3,500 acres
Composition: Residential with recreational and park facilities
Client: Kammann Development
Overview: Phase I: located at Avenue C and 36th Street, features 250 residential lots and 12 standard floor plans; Phase I-E located at Avenue C and 36th Street, features 25 custom lots in a gated access community.
